  2. View our Properties – contact us to arrange a mutually convenient time and date;
     
  3. Grade all viewings – our market is still quite fast paced and therefore it is important to either make your decision as soon as possible or to grade your options!
     
  4. Ask for photos – all of our properties have photos so do not hesitate to ask for interior as well as exterior shots;
     
  5. Ask our experts on the advantages and disadvantages of our neighbourhoods; Don’t listen to “hearsay”!
     
  6. Our database includes other broker properties listings. We have a multiple listing service and are happy to share your listing with other Brokers but be there for each and every showing as well as to provide you with timely feedback!
     
  7. Once you have made your choice put in an offer as soon as possible.
     
  8. When your offer is accepted, ask for the Agreement to review and make your comments. Note well your obligations as Seller. Ask all the questions you wish at this time. Ensure that the list of items you are selling with the property is carefully noted to avoid any discrepancies. All fixtures and fittings should remain.
     
  9. Once the Agreement is signed by the concerned parties, a deposit must be paid to ensure the agreement is legally binding between the seller and the purchaser.
     
  10. Copies of theAgreement, the Inventory and the Deed of Ownership are required as well as all up-to-date rates & tax receipts in the name of the seller. See our legal documents.
     
  11. Should you have a mortgage on the property, advise the lender as soon as possible so he can prepare a Discharge Statement as well as advise their attorneys to prepare a Deed of Release.
     
  12. Insurance on the property should be kept until the final date of payment of the balance of the selling price and execution of the Deed of Ownership.
     
  13. A handover of the property is done with the purchaser just before the date of closing of the sale. The purchaser will ensure that all the items on the Inventory are in tact. Also, he may ask your advice on contractors presently looking after the property.
